Luxury Home Sales Report for Pradera Golf Club in Parker Colorado

Over the past month I’ve had several calls from million dollar buyers and sellers wanting to know how the high-end luxury real estate market is going in Pradera Golf Club. I’ve decided to post a little chart with the info and stats for luxury homes sold in Pradera.

If you don’t know Pradera is located in Parker Colorado and is a private golf course community.

Below I’m defining the Luxury Real Estate Market in Pradera Golf Club as any house that has a final sales price above $700,000.

In 2008 there were 21 homes sold at a price of $700,000 or more in Pradera. The average sales price of these luxury homes was $1,072,314 and the lowest sale was $729,000 and the highest was $1,827,264.

In 2009 there were 11 homes sold above the $700,000 mark. The average sales price in that range for Pradera was $976,995 with a low price of $760,000 and a high sales price of $1,300,000. This was an almost 50% drop from the previous year.

So far in 2010 there have been 3 luxury sales in Pradera Golf Club. THe highest sales price was $1,095,000 the lowest was $750,000 and the average sales price of the 3 sales is $881,667.

Total Sales Volume for each year in the luxury home market are as follows.

2008 Volume = $22.518,591

2009 Volume = $10,746,943

2010 Volume so far = $2,645,000

This does not include custom built homes that builders may not have added to the MLS. It also would not include any listings that were FSBO or for sale by owner.

From the looks of the market it pretty much shows us what we already knew. Luxury home sales are on the decline.

I’m seeing a lot of wealthy buyers that could easily afford these large homes deciding on smaller homes that are totally decked out with all the amenities they want and need.

Several of my luxury buyers are even buying these homes and completing massive remodels on them before they move in. Tweaking the homes to their liking before they move. Seems like a smart idea especially since they are buying homes in the $600,000 price range and most have spent close to or more than $100,000 in remodels they are coming out spending less than they would have buying a new $1 million + home.

However, let’s face it not everyone is cut out for a remodel job and MOST home buyers want newer and bigger and turn key real estate.

That being said I don’t think Pradera has too much to worry about. Pradera is still a premier neighborhood in a prime location with every amenity a luxury home buyer could want.
