The Timbers versus Pradera Golf Club Real Estate

Almost every luxury home buyer that is looking for homes in Douglas County will stumble upon two neighborhoods from the start. The Timbers and Pradera Golf Club.

The first question from home buyers looking at The Timbers and Pradera is always “which neighborhood is better?”

There is no easy answer from a Realtor point of view but there is an answer. It really depends on what you as the luxury home buyer is looking for in a neighborhood. Both neighborhoods have new and resale custom built luxury homes available. Both have views however The Timbers has views of the mountains and Pradera has views of the golf course and rolling hills. Pradera has it’s own pool area provided through the homeowners association and The Timbers does not. You can join the Pinery Country Club or Pradera Country Club and believe it or not many people living in The Timbers and Pradera join both.

Real Estate Sales Numbers for The Timbers versus Pradera for 2013

Average sale price Timbers $812,930 versus Pradera $646,603 This needs an explanation. The Timbers is basically 100% custom or semi-custom homes  so this should explain the large difference in average sales price.

Pradera has a large section of homes that are production homes.  Continental Homes originally started the building in the neighborhood. Continental Homes was bought out by DR. Horton. It’s nearly unanimous, among Realtors at least, that Continental built a much better home than DR Horton. I agree with this too. Joyce homes also built a production line in Pradera but they didn’t have nearly as many lots at Continental.  Today Celebrity Homes has purchased almost all the remaining lots and should finish the built out of the neighborhood. Celebrity builds a really nice custom and semi custom home in my opinion.

Average price per above ground square foot The Timbers $230.15 vs Pradera $193.99

Average price per finished square foot The Timbers $161.52 vs Pradera $152.57. 

There are other reasons to consider when choosing between the two but I’ll save that insider knowledge for my clients. Bottom line is that luxury home buyers can almost always find a home they love in either of these neighborhoods. If you’re having trouble figuring out whether to buy/build in The Timbers or Pradera lets face it…you could have a lot worse problems in life than that one.
